My how the real estate game has changed

Your grandparents (and I) constantly remark on how times have changed.

You hear the stories of the onerous commute to school, trudging two miles in the snow. Then there’s the tale about the family that would gather around the radio to hear the big game, followed by a description of Walt Disney’s Wonderful World of Color with Tinker Bell and her magic wand doing a David Bromstad color splash all over the screen of the first color TV. You scoff in disbelief at tales of life before computers, the Internet and cell phones.

How did we all survive?  And for the curious among us, how did we conduct real estate transactions before portable document format (PDF) forms, electronic signatures and real estate search engines?

Showing property was more time consuming when I bought my first home in 1977. Back then, “online” was where you hung your clothes to dry and listings were published weekly in a large, soft-cover manual that resembled what was known as a telephone book.

You met your agent at the office, looked through the pages of exterior photos and decided what homes you wanted to see. Then your agent called the listing agent’s office on the telephone (which had yet to become “smart” and was connected to the wall by a cord) to make an appointment.

Once the appointment was approved, you went to the listing agent’s office to pick up the keys, returning them before going on to the next pre-arranged appointment. As ridiculous as that sounds today, some firms followed that key retrieval system until 2000.

Nowadays, a buyer’s first visit to a home is via the Internet. As agents, we call, we text and we schedule appointments on tablets, Androids and Apples. Try telling someone in 1977 to schedule an appointment on an apple and see how far you get.

Once you were ready to write an offer, your agent (who represented the seller – there was no buyer representation then) helped you complete a two-sided contract printed on legal-sized paper. Together, you filled in the price and terms on the front, read the boilerplate legalese on the back and hand-signed the offer.

In contrast, a recent page count tells us that a basic contract can contain more than 26 pages in Virginia, 30 pages in D.C. and 44 pages (gulp!) in parts of Maryland. You can now get your copy in PDF by email or on a thumb drive.

Today’s electronic signature programs are helpful for manipulating our voluminous contracts and quickly passing them among the parties. Call me old-fashioned, but I’d be thrilled if someone would also invent an electronic reading comprehension program so we could all be sure our clients understand what they are signing.

We did have several electronic mechanisms for negotiating offers in the past, including telegrams, night letters (short, reduced-fee telegrams that could be sent after midnight) and later, faxes. Buyers also waited in the car outside the sellers’ home while their agent presented the offer (in person) in case they had to initial a change before going home to call their friends and exclaim, “We got the house!”

Think home inspections are a thing of the past now? Well, they didn’t even exist in the past. If you were selling a home, you made sure everything worked.  If you were buying a home, you took responsibility for fixing whatever broke during your tenure.

And getting a loan? That was nail-biting time for both parties since nobody was “pre-approved.” Nonetheless, underwriting was more flexible and if you applied for a mortgage where you banked, a denial could be appealed to the loan committee, most likely made up of members of your Rotary Club.

Like today, settlement documents were often completed at the last minute; however, once done, there might be a delay of several hours while a courier hand-delivered them from the lender to the settlement office. Today, the lender merely hits “Send” and the documents are downloaded and printed before you can ask, “Where do I sign?”

In the end, while applauding the technological progress of the industry, I still maintain that a smiley face does not always a satisfied customer make. Let’s not get so ahead of ourselves that human interaction becomes merely a flashback to the past.

Basic math shows benefits of owning vs. renting

Suppose people go out for dinner and everyone is talking about how they are investing their money. Some are having fun with a few new apps they downloaded – where one can round up purchases and then bundle that money into a weekly or monthly investment that grows over time, which is a smart thing to do. The more automatic one can make the investments, the less is required to “think about it” and the more it just happens. It becomes a habit and a habit becomes a reward over time.  

Another habit one can get into is just making that rent check an investment. One must live somewhere, correct? And in many larger U.S. cities like New York, Chicago, D.C., Los Angeles, Miami, Charlotte, Atlanta, Dallas, Nashville, Austin, or even most mid-market cities, rents can creep up towards $2,000 a month (or more) with ease.  

Well, do the math. At $2,000 per month over one year, that’s $24,000. If someone stays in that apartment (with no rent increases) for even three years, that amount triples to $72,000.  According to Rentcafe.com, the average rent in the United States at the end of 2025 was around $1,700 a month. Even that amount of rent can total between $60,000 and $80,000 over 3-4 years.  

What if that money was going into an investment each month? Now, yes, the argument is that most mortgage payments, in the early years, are more toward the interest than the principal.  However, at least a portion of each payment is going toward the principal.  

What about closing costs and then selling costs? If a home is owned for three years, and then one pays out of pocket to close on that home (usually around 2-3% of the sales price), does owning it for even three years make it worth it? It could be argued that owning that home for only three years is not enough time to recoup the costs of mostly paying the interest plus paying the closing costs.

Let’s look at some math:

A $300,000 condo – at 3% is $9,000 for closing costs.

One can also put as little as 3 or 3.5% down on a home – so that is also around $9,000. 

If a buyer uses D.C. Opens Doors or a similar program – a down payment can be provided and paid back later when the property is sold so that takes care of some of the upfront costs. Knowledgeable lenders can often discuss other useful down payment assistance programs to help a buyer “find the money.”  

Another useful tactic many agents use is to ask for a credit from the seller. If a property has sat on the market for weeks, the seller may be willing to give a closing cost credit. That amount can vary. New construction sellers may also offer these closing cost credits as well.

January has a way of waking everyone up. After weeks of holiday noise, travel, family visits, and a general blur of activity, the new year arrives with its usual mix of resolutions, optimism, and responsibility. People start looking at their calendars again. To-do lists reappear. And tucked away in there is something many tenants didn’t give much thought to in December, their lease renewal.

Renewals in winter matter more than most people realize. It is a season when very few tenants typically move. The weather is unpredictable, schedules are tight, and most people are trying to regain their footing after the holidays. Because of this, renewal conversations tend to be more productive and more grounded. 

Many landlords think of spring and summer as the heart of leasing season, and while that’s certainly when moves are most common, winter renewals hold their own kind of importance. A well-timed renewal does more than keep a unit occupied. It provides predictability for the year ahead, strengthens relationships, and reduces the costly turnover that smaller landlords want to avoid.

In my experience, tenants who might hesitate during another time of year are often relieved to secure housing before the pressures of spring and summer begin. Uncertainty is one of the prime causes of unnecessary turnover. If tenants don’t hear from their landlord, they often start browsing listings “just in case,” or asking friends about other options. Once that door is opened, it can be hard to close. Initiating the renewal process early helps anchor tenants before doubts start creeping in.

Tenants often make clearer decisions in January than they would in November or December. During the holidays, people are distracted and stretched thin; emails are skimmed, not absorbed; and anything involving planning often gets deferred until “after the new year.” When tenants return home in January, they have a better sense of their plans, their budget, and their needs for the coming months. This makes it a much easier moment to start or restart a renewal conversation.

The practical reality is that most tenants don’t want to move in the winter. Who wants to haul furniture across icy sidewalks or deal with last-minute moving delays due to storms?  Beyond the weather, January is a time when people are reorganizing finances, filing paperwork, and settling into routines. The thought of a major transition simply doesn’t fit. Landlords can use this natural reluctance to create a smoother, more collaborative renewal process.

One thing I’ve learned over the years is that clarity is a landlord’s best tool. Tenants don’t need lengthy explanations, legal jargon, or complicated attachments. They simply want to know:

  • Are the terms changing?
  • If so, how?
  • What does their timeline look like?
  • Would the landlord consider another set of terms?

    A concise, well-laid-out renewal offer does two things. First, it demonstrates transparency, which builds trust. Second, it keeps the conversation focused and productive. When tenants understand exactly what’s being proposed, there is less back-and-forth, fewer misunderstandings, and a quicker path to a signed agreement.
